Things Are Getting Real
In my last update, I was just completing the modeling phase of the investment, making sure that this investment would actually be worth the time and capital. I had also secured a used RV with a down-payment and was trying to negotiate RV-pad rent pricing with the Waco Creekside manager.
This week, the project took a massive leap forward. The "business" is no longer just a digital model or a proposal to my dad—it’s a physical asset sitting on a pad.
I have officially purchased the RV, secured a spot, and successfully moved the unit into place. Here is the breakdown of how this week went and what I’ve been learning as I go.
Finalizing the purchase of the RV was a big milestone, and we completed this on Thursday, March 26. Because Paul, the previous owner, went out of town that very day, we had to wait until he got back on April 2 before we could move it, as he had the right hitch for it.
Thus, I found myself over at his property on April 2, getting the RV ready for moving and learning how everything works. It was pretty simple moving the RV, but it did seem to require some skill, for things like aligning the RV hitch with the hitch in the back of the truck. He did it pretty easily, but I think I would have a lot of trouble. After we'd detached the power water and sewer, and attached the RV to the truck, we were ready to go.
The 15 minute drive to the RV park went without any incidents, and when we arrived we spent the next ten minutes or so figuring out how exactly to put the RV. But we finally got it where we wanted it and then Paul and I unhooked it and connected it to power, and he explained how to attach the water and sewer connections for me to do later as well.

Now the "heavy lifting" of the purchase and move is done, but the work of actually getting it ready for a guest is just beginning. I am now thinking about how to make the RV hospitable and ready for guests, and what exactly I need for that.

I have a budget for purchasing the kitchen necessities and linens and things like that, and thankfully my mother and younger sisters are going to help me choose decor and furnishings to "make the house feel like a home", or the RV in this case.
I'm still planning on buying another AC unit, but I don't think it needs one in order for us to list the RV, so I'm pushing that out for a couple of weeks. I hope to list the RV with in the next week or two.
For this coming week, my main goal is to get the RV ready for rent, including doing a deep clean of the inside and out, and furnishing it with my sisters. I also need to buy a few things which I should have noticed were missing upon looking at the RV: a couple of the blinds are missing, and also the couches and chairs could use some sort of covers to make the place look more tidy and modern.
This coming week I am planning on stocking the RV and getting it ready for listing on AirBNB and FurnishedFinder.
